Presidium Pecan District

4.6(374)✓ Google-verifiedPublishes prices

Presidium Pecan District earns strong praise for responsive maintenance, professional leasing staff (especially Sugey Perez), and a quiet, well-kept setting. One recent review details neglected common areas, unclear pool maintenance, noise disruptions, and slow weekend support, presenting a stark contrast to the overwhelming positive feedback and warranting direct inquiry before signing a lease.

Emerson at Wells Branch

3.9(161)✓ Google-verified

Emerson's reputation splits sharply. Five-star reviews praise Alex, Arial, Taylor, and Linda for responsiveness, professionalism, and genuine care; one tenant called the maintenance and communication efficient. One-star reviews cite pervasive pest issues (ants, spiders, roaches in garages), poor sealant work, and a management shift that left billing complaints unanswered. Reports also flag selective rule enforcement, overzealous package-handling corrections, and alleged unresponsiveness to serious incidents.
