What this is

Austin Apartment Reviews Guide is an independent directory covering 438 apartment complex businesses across Greater Austin. It exists for renters who want a straight look at their options before they sign anything: which communities hold up under scrutiny, which ones have slipped, and where the data actually points. It is built for people comparing buildings across submarkets, not for property managers looking for a marketing brochure.

We are also a comparison resource in the practical sense: if you ask to be matched with a provider, we will pass your enquiry along. More on that below.

Where the listings come from

Every complex in this directory is built from two sources: public business records (addresses, unit counts, amenities, management company, that sort of thing) and a synthesis of recent Google reviews. We read the reviews and summarize what renters are consistently saying, we don’t republish the review text itself, and we link out to the source on Google so you can read the original comments yourself. Nothing here is written by the properties.

How rankings work

Rankings come from a published rubric applied to the data we collect, nothing else. No property can buy a better position, and no property can talk its way into one. If a business finds a factual error, an address, an amenity, a unit count, they can flag it and we will correct the record. What they cannot do is edit their own score, sentiment summary, or rank. That stays tied to the data. Full details on how scoring works are on our methodology page.

Occasionally you’ll see a listing marked “Sponsored.” That label is always visible, sponsored placements are always shown separately from the earned rankings, and sponsorship has zero effect on where a property lands in the actual ranked list. We do not sell placement in the rankings themselves, full stop.

About enquiries and referrals

Austin Apartment Reviews Guide is an independent directory and comparison resource, and we also generate enquiries for local providers. When you ask to be matched, we pass your request to providers relevant to your request and may receive a referral fee for doing so. That arrangement is disclosed on the quote page, and it never touches scores or earned rankings. The two systems, ranking and referral, are kept deliberately separate.

Who’s behind it

This directory is published by Ross Quade, a Texas real estate agent licensed by TREC. After years helping renters find apartments across Austin’s submarkets, he built this site to fill a gap he kept running into: renters need experience-based reviews and public data they can actually trust, not marketing copy. Rankings are maintained and edited by Ross Quade, Managing editor, and the underlying data is refreshed monthly. Each listing carries a “last verified” stamp so you can see exactly when it was last checked.

Can a listed apartment complex change its own ranking?
No. A business can correct factual details like address or amenities, but the score, sentiment summary, and ranking are generated from our published rubric and cannot be edited by the business.
Does sponsorship affect where a property ranks?
No. Sponsored listings are clearly labelled and displayed separately from the earned rankings. Sponsorship never changes a property's actual rank.
How often is the data updated?
The full dataset is refreshed monthly, and each listing shows a last verified date so you can see when it was last checked.
Does the site republish Google reviews?
No. We synthesize what recent reviews say and link out to the original Google listing so you can read reviews in full at the source.
